New High School coming along!
On Tuesday, November 6th, 2012, Lake County voters passed ballot issue 3A which raised 11.4 million dollars in order to receive a 15.1 million dollar BEST grant from the state. These funds are being used for the renovation of the Lake County High school.
Established in 2008 with the signing of C.R.S.22-43.7, BEST provides an annual amount of funding, in the form of competitive grants, to school districts, charter schools, institute charter schools, boards of cooperative educational services and the Colorado School for the Deaf and the Blind. BEST funds can be used for the construction of new schools as well as general construction and renovation of existing school facility systems and structures.

Leadville, Marijuana and Real Estate
It’s an interesting new world we live in, and an ironic one.
The “High Country Restaurant” location in Leadville is poised to be the new location for recreational and medical sales of marijuana by Leadville’s Cloud City Compassionate Care, owned by Mathew and Earl Boeve and Joel Payne. There is a public hearing on Tuesday April 15th, 2014 to discuss the “use by right” for this purpose. It is being held at the City Hall building at 800 Harrison Avenue.
As an active real estate agent in Lake AND Eagle county, I can attest to the activity that legalized marijuana has brought to Colorado. I have heard concerns from some clients about the effect that it will have on the “quality of life” of the area. I also have clients that are involved in the business and have purchased homes and invested in commercial property.
My biggest concern, managing 36 rental properties, and representing the interests of these property owners, is the proliferation of amateur marijuana cultivators that intend to use rental properties as “borrowed green houses.” These prospective tenants increase fire and mold hazards as well as bring unintended illegal activity to the area. Electrical boxes will often be tapped into in order to provide the higher voltage necessary to power lights.
I tell my prospective tenants, that my responsibility is to protect the property of my clients, and I therefore make it a violation of the lease and immediate grounds for termination if it is found that they are growing marijuana. It is also a violation to smoke ANYTHING in our rental homes and this is stated in our leases.
Ironically, this new lenience has brought increased interest in real estate, whether it is from entrepreneurs, cultivators, glass blowers, head shops and the people they employ.
It truly is a BRAVE NEW WORLD…..
